Frequently asked questions

How much income do you need to buy a house in Northern Colorado?

About $149,700 a year as of October 23, 2026, for the median home in Larimer and Weld counties (median sale price $519,425, last 90 days), with 20% down on a 30-year fixed loan at 7.32% and housing costs kept to 28% of gross income. The Census median household income is $93,765 in Larimer County and $97,097 in Weld County (ACS 2020-2024).

What mortgage rate are these figures based on?

7.32%, the Freddie Mac Primary Mortgage Market Survey average for a 30-year fixed-rate mortgage for the week of October 22, 2026, read from the Federal Reserve Bank of St. Louis (FRED series MORTGAGE30US). The page checks for a new weekly rate every day. At 6.32%, one point lower, the Northern Colorado figure would be about $137,900.

Which Northern Colorado towns take the highest and lowest income to buy?

Of the 26 towns with enough closed sales to report, Niwot takes the most: about $366,700 a year for its median home ($1,368,500). Evans takes the least: about $111,800 ($370,500).

Can the median household afford the median home in Northern Colorado?

In 25 of the 26 towns with both figures, the income needed to buy the median home is more than the town's Census median household income. It reaches it in Red Feather Lakes. The comparison uses a 20% down payment; with less down, the income needed is higher.

What does the monthly payment include?

Principal and interest on a 30-year fixed loan for 80% of the price, property tax at the median rate on active MLS listings in that town, and homeowners insurance at the Colorado average of $4,605 a year (NerdWallet, Homeowners Insurance in Colorado). It leaves out HOA dues, utilities and maintenance, and has no mortgage insurance because the down payment is 20%.

How we calculate this

The figures are computed once a day with the Northern Colorado Market Report, from the IRES MLS feed behind the SAA Homes property search, the weekly Freddie Mac PMMS 30-year rate (FRED MORTGAGE30US) and Census household incomes (ACS table B19013). Every assumption:

  • Home price: the median sale price of homes closed in the last 90 days in each town or county, from IRES MLS closed records, the same figure as the SAA Homes Northern Colorado Market Report. A second column uses the median list price of active listings.
  • Mortgage rate: the Freddie Mac Primary Mortgage Market Survey 30-year fixed-rate weekly average, read daily from FRED (series MORTGAGE30US). If FRED can't be read, the last rate is reused only while its survey week is under 14 days old; after that the page shows no figures.
  • Loan: 20% down payment, 30-year fixed rate. At 20% down there is no private mortgage insurance.
  • Property tax: for each town, the median of annual tax amount divided by list price across active MLS listings that show a tax amount from the last 2 tax years, from at least 10 listings. Homes built this year or last are left out, because their tax bill often covers the land only. A town with fewer listings uses its county's rate, and the table says so.
  • Homeowners insurance: $4,605 a year, the Colorado average for $500,000 dwelling coverage, $300,000 liability, $1,000 deductible from NerdWallet, Homeowners Insurance in Colorado (read October 20, 2026). The same figure is used for every town; Insurify's Colorado average for the same dwelling coverage is $4,704.
  • HOA dues are not included. Many homes have none and listings report dues in different ways, so a single median would mislead. Add your HOA to the monthly payment if the home has one.
  • Income needed: (principal and interest + property tax + insurance) × 12 ÷ 28%. That is the 28% housing-cost guideline (the housing half of the 28/36 rule lenders have long used): housing costs at most 28% of gross monthly income. Rounded to the nearest $100. Other debts (a car loan, student loans) would raise it.
  • Median household income: U.S. Census Bureau, American Community Survey 2020-2024 5-year estimates, table B19013 (2020-2024), by town (Census place) and county, with the Census margin of error. Figures with a coefficient of variation over 30% are marked as low reliability. There is no single Census median for Larimer and Weld counties combined, so the Northern Colorado row compares with each county. Bellvue has no Census place figure.
  • United States: the national median household income from the same Census release, for comparison. No national home price is shown: there is no free national median of all home sales that matches MLS closed sales (the Census/HUD national median, FRED series MSPUS, covers new houses only).
  • A median price is reported only when at least 5 homes back it, and the figures are computed once a day with the market report.
