McCutcheons Addition

Serving Weld County

Updated October 2026.

The McCutcheons Addition runs along the north side of La Salle, the blocks between 2nd and 5th Avenues that were platted first as the McCutcheons Addition and then as the much larger McCutcheons 2nd Addition — at 7.4 acres, the biggest recorded historic plat inside La Salle town limits. Because it was filed in pieces over decades and never built out all at once, the housing here is the most varied in town. Recorded sales in the plats run from a 1918 two-bedroom on 3rd Avenue at $305,000 and a 1946 three-bedroom on 4th Avenue at $469,000 to a 2000-built office building on North 2nd Street at $415,000, with mid-century ranches filling the middle — a 1948 house on 2nd Avenue sold at $275,000 and a 1950 on 2nd 1/2 Avenue at $299,500. An active listing in October 2026 was a 1952 four-bedroom on 5th Avenue at $285,000. There is no HOA in the residential plats, and the North 2nd Street frontage carries the light commercial and office uses that serve the north end of town. What makes the McCutcheons Addition practical is the walk. Main Park — the LaSalle Day park at North 2nd Street and 3rd Avenue — sits inside the neighborhood, the Maurice McMahan Community Center and Memorial Park are a few blocks south on Todd Avenue, and Pete Mirich Elementary is at 300 1st Avenue. US 85 is a couple of minutes away, putting Greeley about 10 minutes east, and the same highway reaches Fort Collins and I-25. Schools are Weld County RE-1 (Valley): Pete Mirich Elementary (PK–6), Valley Middle School (7–8) at 300 2nd Avenue, and Valley High School in Gilcrest.

The McCutcheons Addition is La Salle's north-side historic district — the McCutcheons and McCutcheons 2nd Addition plats between 2nd and 5th Avenues, a century of housing from 1918 bungalows to 2000s infill with resales from $275,000 to $469,000.
