The June 2026 data tells the story. Loveland's median price rose to $507,000 — up 3.4% year-over-year, but still $100,000 less than Fort Collins. Inventory grew 12%, giving families real choices. Greeley's median of $430,000 remains the most accessible entry point, with Weld County closed sales up 4.2% year-over-year. Fort Collins sits at $612,000 for single-family homes, but the condo/townhome market at $388,000 offers an alternative for families who want the schools and amenities without the single-family price tag.

The family-friendly neighborhoods to know

Every family is different, but certain neighborhoods consistently come up when we work with buyers who have kids.

Fort Collins: The area around Shepardson Elementary and the neighborhoods near Spring Canyon Park are perennial favorites. The proximity to schools, trails, and shopping makes them practical. For families who want more land and newer construction, the northwest Fort Collins area around Trilby Road and Overland Trail offers excellent access to Tavelli Elementary and the Poudre Trail system.

Timnath and Severance: These communities are growing fast precisely because they offer new construction, good schools, and a small-town feel that families love. Timnath's proximity to I-25 makes it practical for commuters, while Severance offers more land at better prices.

What about CHFA and down payment help?

One of the most common questions we hear is "how do we afford this?" Northern Colorado isn't cheap, but there are programs that make homeownership more accessible than most families realize.

CHFA — Colorado Housing and Finance Authority — offers the SmartStep Plus program, which provides a grant of up to $25,000 or 3% of the first mortgage amount. It never has to be repaid. Combined with an FHA loan (3.5% down), VA loan (0% down), or USDA loan (0% down in eligible areas), this can make the difference between renting another year and buying your first home.

Loveland's median of $507,000, for example, sits comfortably within Larimer County CHFA limits. Even some Fort Collins price points qualify. The key is working with a lender who understands how to stack these programs — and knowing that they exist before you start shopping.
