Stage 2 — Notice of Sale: The public trustee sets a sale date, typically 110 to 125 days after the initial filing. The notice is published in local newspapers and posted at the county courthouse. Stage 3 — Public Trustee Sale (Auction): The property is auctioned to the highest bidder at the county courthouse. The lender typically bids the amount owed. If no third party outbids them, the lender takes ownership and the property becomes REO (Real Estate Owned).
