Assumable Homes for Sale in Fort Collins, Colorado (2026)
Fort Collins assumable inventory — live, not a brochure
As of August 13, 2026, our live Active search shows 2 Fort Collins listings whose public remarks mention assumption language. Across the 27 Northern Colorado communities we serve, the same filter returns 52 listings. Statewide Active inventory matching the signal is 328. Those counts move as homes go pending, withdraw, or new remarks hit the feed — they are current, not a promise of what you will see next week.
The IRES feed has no structured loan field. We flag a listing when the remarks contain “assum” (assumable, assume, assumption). That is the same rule the Assumable chip on /properties/ uses. It is a screening tool, not a lender confirmation. One of the two current Fort Collins hits is a clear VA-assumption remark; the other mentions a buyer assuming a financed solar system. We leave both in the filter because we will not silently rewrite MLS remarks — and we tell you which is which before you tour.

A current Fort Collins example — assumable VA at 4.99%
A current Active Fort Collins listing in the mid-$500,000s (5 bed / 3 bath, about 2,730 square feet) states in the remarks that qualified buyers can take an assumable VA loan at 4.99%, and that the listing estimates $300 to $500 a month versus a new loan at today’s rates. That monthly range is the listing’s language, not a Schwartz and Associates calculation. Veteran status is not required to assume a VA-backed loan; the buyer still has to qualify with the servicer.
Whether 4.99% beats the loan you can get tomorrow depends on your credit, down payment, and the remaining balance versus the purchase price. We will not invent a payment. We will put you in front of a VA-approved lender, pull the remaining term and balance, and compare it to a new conventional, FHA, or VA purchase loan on the same house.
If Fort Collins is thin the week you search, that is the honest market. Save the search (email and phone required) and we will alert you when a new Fort Collins or nearby flag lands. New assumable listings land weekly — they are not a standing inventory of dozens in one city.
Nearby Northern Colorado cities with more flags
On August 13, 2026 the same Active filter showed more remarks-matches just outside Fort Collins than inside it: Greeley 11, Johnstown 7, Frederick 5, Windsor 4, Milliken 4, Timnath 3, Loveland 2, Berthoud 2. Commute, school district, and price point are not interchangeable — a Johnstown or Windsor flag is not a Fort Collins substitute unless that is the search you actually want.
If you are open to the I-25 corridor, start with the statewide assumable search scoped to Northern Colorado, then tighten city by city. If you only want Fort Collins, keep the city chip on and save that search. We would rather email you twice a month than send you a Greeley listing you will not drive to.

How to buy a Fort Collins home with an assumable loan
Use the Assumable chip on the search page, keep Fort Collins selected, and read the remarks on every result. If the language is clearly a VA or FHA assumption, we request the remaining balance, remaining term, and servicer name before you write. If the language is solar, HOA, or something else, we say so and you can skip it.
The contract has to match the assumption timeline. Servicer approval is often slower than a standard purchase loan. We write the financing contingency and closing date around that — not around a 21-day conventional close that the VA or FHA servicer cannot meet. Inspection, title, and (when required) appraisal still happen.
You will typically need cash or a second loan for the equity gap — purchase price minus the remaining assumable balance. That is the part most “low rate” headlines skip. We run that number first so you know whether assumption is actually cheaper than a new loan plus a normal down payment.
